The Brief: The purpose-built 231,420 sq ft storage and distribution warehouse also includes two storey office space for a call centre, car parking, loading yard and landscaping.
The site is surrounded by parkland with an area of native woodland to the rear.
Our brief was to deliver a commercial warehouse building which had low carbon emissions and was flexible, with highly efficient heating to the warehousing area.
The Engineering Difference: ESC worked with the Architects to engineer the building envelope to minimise unwanted heat loss and gain and the building was computer modelled to optimise the amount of glazing and façade and shading.
The internal engineering systems to the offices comprise heat recovery air source heat pumps, heat recovery ventilation and a comprehensive control system for the lighting, incorporating daylight dimming and presence detection.
The warehouse is heated using a ducted high-velocity high-temperature warm air system utilising proprietary nozzles to ‘inject’ air into the space to create a very even vertical temperature distribution and reduced heat losses.
The building achieves an Energy Performance Certificate rating of ‘A’ and a BREEAM rating of Excellent. The building also achieves requirements of the 2010 Building Regulations Part L2A.
