The development encompasses the design and construction of a single industrial unit (Plot 1A, approx. 126,000 ft²), three buildings subdivided into seven units (Plot 2, approx. 150,000 ft²), and a single industrial unit subdivided into two units (Plot 3, approx. 82,000 ft²).

Envisioned over three phases, totalling 500,000 ft², Axis J9 is anticipated to accommodate up to 1,200 jobs, establishing itself as a significant economic contributor to the region.

The Brief

Axis J9’s commitment to excellence is evident in the meticulous design and construction of its industrial units. Each unit, crafted to the highest standards, features distinctive entrance lobbies with double-height glazing and brise soleil.

The interiors are thoughtfully designed with suspended ceilings incorporating recessed lighting adhering to CIBSE LG7 standards in office spaces, comfort cooling, and provisions for vehicle charging points. The overarching goal is to create a modern and efficient workspace that not only meets operational needs but also prioritizes a conducive environment for the workforce.

Key sustainability features include roof-mounted PV panels, setting the stage for carbon-zero building specifications. The commitment to environmental responsibility is underscored by achieving ‘A’ rated Energy Performance Certificates (EPCs) and a BREEAM Very Good certification. With a project value of £6 million, Axis J9 is executed for Albion Land, adhering to ACE Schedule of Services Performance Duties across RIBA stages A to L.
