The Institute for Creative Leather Technologies (ICLT) at the University of Northampton represents a groundbreaking 26,651 sq. ft. new build development.

This two-story facility houses cutting-edge amenities, including a state-of-the-art innovation lab (tannery), testing and research laboratories, teaching spaces, offices, and rentable rooms for commercial organisations.

Situated just outside Northampton Town Centre on the Waterside Campus, this strategic relocation not only optimises maintenance and investment costs but also serves as a landmark development with substantial regenerative impacts.

The Brief

Our engagement in this transformative project involved providing Consulting Building Services duties on behalf of the developer.

In collaboration with the University of Northampton, we meticulously assessed their comprehensive needs, contributing to both Category A and Category B elements of the project. The Category B fit-out brief, crafted by ESC, was tendered and seamlessly integrated into the ongoing construction of Category A works, demonstrating a harmonious coordination of efforts.

The key aspects of the project were multifaceted, involving the implementation of an engineered building envelope, integration with existing University Campus Management Systems, specialised ventilation tailored for leather production and treatment processes, and the incorporation of bespoke Mechanical and Electrical (M&E) Systems. The project aimed for the highest environmental standards, targeting an Energy Performance Certificate (EPC) rating of ‘A’ and a BREEAM certification of ‘Very Good.’ Our collaboration with the developer, Stoford, adhered to the ACE Schedule of Services Performance Duties, ensuring a holistic and efficient approach to project delivery.
